Shears Adkins + Rockmore will design a 285-unit luxury apartment complex at 1490 Delgany St For the Opus Development Corp. Also working on the project is co-developer Urban Market Partners of Denver. Opus Design-Build LLC will construct the building. Opus AE Group Inc. is the architect of record and Shears Adkins + Rockmore of Denver will design it.

The Stapleton Master Community Association hired Shears Adkins+Rockmore, which specializes in urban infill redevelopment, to examine the feasibility of using the tower as a community arts center. “Not only do they have a connection to the community as a resident (Jesse Adkins is a Stapleton resident),” says Keven Burnett, “but their history is in redevelopment projects within the metro area and nationally.””

Holland also is working on the Union Station-area project with Denver’s Shears Adkins Architects LLC, and Denver developer Continuum Partners LLC, which has the rights to buy the land from the Regional Transportation District. That class A complex will cater to traveling professionals who need concierge services. “The most compelling part of that project is its address,” said Jesse Adkins, principal at Shears Adkins Architects. “It couldn’t be better positioned from that standpoint.”

Construction began last June on the first market-rate apartment building being built within a 2-mile radius of the University of Denver campus in about 30 years. Located four blocks from the University Boulevard light-rail stop, One Observatory Park will be an 11-story, mixed-used building with 213 apartments, 25,500 square feet of street-level retail and 354 parking spaces, including a 103-space public parking lot.
