SAR+ is working with California based T2 Hospitality on a new hotel in Denver’s historic LoDo neighborhood. The infill site sits on Blake Street between 16th Street & 17th Street and has formerly housed a variety of uses, including a candy factory, liquor store, furniture company, and most recently, a surface parking lot.

In addition to the site’s interesting history, the hotel will be nestled between two contributing historic structures – a two-story building to the southwest and the Barth Hotel to the northeast, a senior housing facility originally built as a warehouse in 1882. As a response to the existing context of the adjacent buildings, the party walls are designed to create light wells where appropriate against each adjacent building, while an internal light well brings daylight into central guestrooms and provides a ground level, double story volume bar and restaurant with an abundance of daylight from a large skylight overhead.

The renderings above show the building height at eight stories with the massing along Blake Street at five and six stories, creating a setback to allow for a private rooftop terrace for the adjoining guest rooms and suites. The project is currently in the entitlement and schematic design phase and is anticipated to include between 180-190 rooms. Additional amenities beyond the bar and restaurant include 4,000 – 5,000 sf of meeting space, fitness and an activated lobby experience.
