Modera LoHi
Located in Denver’s buzzing Lower Highland neighborhood, Modera LoHi is a luxury multifamily housing community that sits adjacent to downtown Denver and features unique pedestrian access to the city’s key employment and nightlife districts.
The SA+R team was inspired by the collection of diversely-scaled buildings and outdoor activity spaces in the LoHi neighborhood, intentionally setting the middle of the building back in order to wrap the project with urban, outdoor rooms. Configuring the project as a series of smaller masonry buildings also allowed the roof decks and a majority of the residences to visually connect to 16th street, Denver’s important pedestrian spine. The design aesthetic integrates the timeless quality of the neighborhood’s original masonry buildings with the modern approach of connecting the life inside to the vibrant urban community outside with large, contemporary openings and advanced operable wall systems. The building’s first occupancy is anticipated for Summer 2020.
